Insurance Pay for Tenant Rent...

I have a property closing on this Thursday. I put the ad on Craiglist last night. This morning, i got a phone call that a guy living in the same street want to rent the house for 3 months and thereafter month to month extend. His house got fire and insurance will pay the rent. I am charging him for 1/3 more than normal rent and he is summit to insurance for approval. I talked to Insurance adjuster today too. Is this worthful or sounds right?
