closing help 的钱超过了closing cost， 怎么办？

要在北加州买一房子，从lender，seller 和agent那儿都有rebate，加起来的钱超过了closing cost。 agent说这钱不能放在downpay里用。还听说有个叫什么impound的账户， 还有把钱从房子价格里减掉 （听说这不是个好办法）。想问大家多出来的钱怎么办好，往哪儿放，怎么放？多谢大家。
