97年的房,home inspection 发现以下问题:
1. 地基靠车库一侧有问题,被列为major concern:
foundation type: crawl
F1 - Water damage is noted to the subfloor beneath the rear entry door, it is recommended that a carpenter make all necessary repairs to the wood as well as identify the source of water
penetration that caused this damage and make this correction.
F2 - Soil and water are coming in several of the foundation vents at the rear of the house near
the back left corner. It is recommended that vent wells be installed to deflect this water.
2. plumbing:
PL4 - There is a significnat reduction in water flow when multiple fixtures are in used, a plumber
should evaluate this system and determine why this is occurring.
3. Termite report: 部分地基周围做过termite treatment, 目前是inactive
subterranean termites: visible evidence of a previously treated infestation, whichnow appears to be inactive
Ambrosa beetles: inwooden framing membersin crawlspace above rear foundation - inactive
还有很多小问题, 但以上问题影响到是不是直接退出, 损失一些检查费。
Seller is agreed to repair, no one live in that house now.
