In our state, the landlord can own the tenant belongings 30 days after the eviction order. I got a 65” big screen TV and a section sofa (and plenty of junk) after the eviction order a yr ago. The tenant contacted me 32 days after the eviction order and it was too late. I spent a lot of money repair the property and loss money during this time. I just did not loss too much since I got their belongings (The detail is that you need to send the certified mail to the tenants at their last available address and the time started count after the mail was out).
