Especially 4), if you only go for investment, don't go for the top school district, go for the second or third best, the return percentage from 2nd or 3rd level communities sometimes exceed those from 1st districts. The only benefit for best school district is to maintain value, kind of like you bought a Mercedes which can hold value better than a Ford Taurus.
