如何给一个市场上的生意估价？

一直在考察一类生意，现在打算先买下一个运行良好的五脏俱全的小麻雀，再在此基础上求发展，比重新开始弄起步快。

市场上卖的此类生意，cap rate大约在8-18%之间，有生意不包括地产，有生意包括地产，大部分的包括地产。我考察的是50W左右的包括房产的生意，即使生意关门了，地产很容易转成出租屋。

1.起步是包括地产的好，还是不包括地产的好？

2.看卖家cooked的财务数据，要注意什么？

3.如何根据这些数据估价？我没有买卖生意的经验，做房地产很多数据做参考，这生意的价钱如何定？

4.small business如何贷款？难度如何？

5.还有什么要注意的？万事开头难，先谢各位。
