小小石头

苦于一无阿贝同学的文采，二无M兄的功底，答应交的作业，却一时无从下笔。只能草草地谈谈俺的一些想法，同学们别扔砖头；当然那位喜欢到处丢玉的兄弟除外，呵呵呵、、、有玉就砸吧！

在次级贷款风暴的袭击下，导致各种贷款的紧缩、JUMBO LOAN利率的攀升，无疑对现今弱不禁风的房市雪上加霜。在买涨不买跌的大众心里驱使下，也必然导至今后两年的房市难以起色；加上美元看跌、利率看涨(祖国还要抛售米国债卷？)，当今的房市是有点屋漏偏遭连夜雨，苦啊！-----建商们的心里话。当然，这也导至对出租房需求的大幅攀升，造就今后几年出租房市场的旺盛。毕竟银行收了豪宅，还是要租一间茅屋避风遮雨滴。

下一个房地产投资热点会是什么？俺不说同学们也早已猜到了，apartment building 或complex。俺就不从世界趋势开说了，只翻版一下俺村的革命形势。

俺村的公寓很紧俏

The apartment vacancy rate in Salt Lake County at mid-year 2007 is 3.2 percent, which represents the fourth consecutive year of vacancy rate declines. Last year the vacancy rate was 4.0 percent, in 2005, 6.1 percent and 2004, 7.2 percent. Rising housing prices, increasing interest rates, high rates of net in-migration and low levels of new apartment construction have all combined to create a more favorable market for owners of rental property. Most welcome is the significant increase in rental rates in 2007 and the elimination of rental concessions.

俺村的财主不爱建公寓

The Salt Lake County apartment market, which has an inventory of over 95,000 rental units, has had only a modest number of new units added in recent years. The number of new units receiving building permits since 1997 has averaged approximately 1,000 units, about 1.0 percent of the inventory annually. In 2006, building permits were issued for only 338 new apartment units in Salt Lake County. The additional units increased the rental inventory by only four-tenths of 1.0 percent. Severe supply constraints for new units will continue to limit the number of new rental units added to the market. Those supply constraints include rapidly rising building and land costs and intense local opposition to high density rental housing.

俺村的市场展望

Over the next 12 months the rental market conditions in Salt Lake County will continue to improve for existing rental property owners, but little change is expected in the difficult conditions for developers of rental properties. Strong demand will drive rental rates higher over the next year with possible double digit increases. On the supply side, there are not a large number of new units under construction that will ease the tight market conditions, and vacancy rates will remain in the 3.0 to 4.0 percent range over the next 12 months.

不知同学能否从俺村的革命形势看到米国地主们高涨的革命热情呢？希望同学能实地考察，及时回报前线的战况，并以极大的热忱投入到争当米国地主的热潮中去。建议：刚起步的地主多看3 or 4-plex，想当专业地主的多看20个左右个单元complex，大地主们就耒个几百个单元吧！

1。西门大官人的表兄---东门庆同学三月前下手了，据说赚了。每天在忙着数美刀，没时间泡投坛了。
2。小石头同学原打算把一个东东给卖了，现决定不卖了，因为看涨啊。
3。湖兄昨天很生气，要买的apartment building给REIT抢走了。
