What I did was: I wrote him a very nice E-mail.

1. re-state that it is not landlord's responsibility.

2. Say that the last thing I want to have is an upset tenant.

3. Offer him to move out without charging them for breaking the lease.

So, they decided to move out with one month notice. Everybody is happy.
