Joint Tenancy是给夫妻用的

现在california还有一种Tenancy in common with right of survivorship, 也是给夫妻用的，但是比joint tenant更好，好像一方pass away, 另一个马上take over (和joint tenant 一样），但是tax base马上可以变成market value。
