请教-- 关于做地主做成债主的问题

请有经验的地主看一下，

我原本是地主，现在想卖掉房子，来一个Offer一半现金一半向我贷款，大概10万左右的贷款。这个完全是老革命遇到新问题。我应该答应吗。有什么文件要做的。有什么重要的注意事项呢?
