[求教] F1学生买condo自住，后远程出租的问题

Phd大概还有1年毕业，看中一套5万出头的 2BR1BA on short sale，父母愿意经济支持。地税和condo fee一共$450 (condo fee含landscaping, plowing, sewer,trash,water)。自住是合算的（我和bf现在的房租分别是$550）。

在考虑毕业后不立刻卖掉，出租给靠谱的两个学生（一共$800-850低于市价出租），每月收益$300-350（扣除保险及其他因素）。

请问版上有经验的大师们：我这样的想法会不会太天真？有没有什么欠考虑之处？(假设我的专业能在美国找到工作)
