US Post Office， 2009 造的Building。还有17 years lease left。

Cap Rate is 7%

Price is 1.5M. 

不知US Post Office的Credit Rating 如何？ 如破产的话，就亏大了。

觉得银行可以允许25% Down，若利息在 4.5%左右，

Down payment: 375000,
Financing:  1,125000
Interest Payment: 50625
Net Income before interest: 110000
Net Income after interest: 59000
Cash on cash return: 15%
