要学会说NO，租房协议里一般会有as is的条款，只要能用，你可以不理会她的。

不要怕她，按合同来，让她设帐号deposit，或邮寄check，或分月开上一年的支票，你去拿，定期deposit。房东没有义务上门拿支票。

要求太多的话，告诉她出租是个生意，成本太大，会做不下去的，做不下去，房租会涨，或者只有让她走人了。她也会想想的。

很多租客是可以调教，不能怕这怕那，光被她牵鼻子走。
