很多开裂碎裂瓷砖，该不该Offer？

看了一个单家庭短买，什么都好就是厨房和FamilyRoom的瓷砖有1/5左右碎裂了。在这两个屋子走路脚下有唿扇的感觉。可是到地下室（在厨房和FamilyRoom 底下）向上看，楼板很坚固。墙也坚固。是什么让瓷砖碎裂呢？
