卖房还是租房？请有经验的朋友给个建议，拜谢!

刚刚买了新房，原先的自住房10年新，价值近50万，想留下出租，但听说这样的房子不好出租，空房率高，房租定低了，还要赔钱。如果超过2年再卖，增值部分要交税。而且房子一旦出租就难保被不负责任的房客弄坏，贬值。再也卖不出现在的价了。这说法对吗?请热心的地主们帮我分析一下，究竟是卖还是租呢?谢谢!
