The calculator seems to have a bug: you can't change house price

Just use the 1% rule: 500K rent out 5K, some numbers on tax etc. Randomly you can get:

Initial Payment Amount $155,000
Mortgage Principal $375,000
Monthly Mortgage Payment $1,866
Interest Portion of Monthly Mortgage (1st Year) $1,359
Principal Portion of Monthly Mortgage (1st Year) $507
Monthly Property Depreciation $1,284
Monthly Net Cash Flow $1,433
Monthly Net Taxable Income (or Loss) * $1,940
Monthly After-Tax Cash Flow $1,249
Monthly After-Tax Income (or Loss) $1,757
Before-Tax Yearly Capital Return on Cash Flow 11.1%
After-Tax Yearly Capital Return on Cash Flow 9.67%
Before-Tax Yearly Capital Return on Income 15.02%
After-Tax Yearly Capital Return on Income 13.6%

 

as a game play it can give you>10%. Why you can't? ... :)
