如何处理法拍屋的房客或者主人

我最近想去参加washington state trust sales （auction). 看好的房子， 还有人住着， 不知道是 owner 还是 tenant.

我的问题是： 如果我拍到了房子， 如何处理现有的住户呢？ if he is a tenant, should I honor the current lease? if he is the owner, how can I kick him out of the house?
