房租和房价比

假入其他条件（地点、房子的维护、外观、长远的增值可能，管理的便利，等等）都一样／都比较好：

如果年房租和房价比是1：10，从价格来看，大家都觉得一定是好deal吗？？是不是看到这个的房子，就该马上下offer?

如果年房租总和和房价比是1： 12呢？是不是房子的价格就不算什么大优势了？

还是这里的牛人都锁定让房价更低房租更高的比率呢？前面这个比率，是给老实的投资人参考的？
