1.A good agent will give you lots of help, save you lots of time and energy. And you won't pay anything for buyer agent. So just go for a good buyer agent.
2.It won't go down much since lots of people don't care. Almost no difference.
3.Seller will provide this report, not you.
4.Be careful about title report.
