is a rule for me. Even if the HOA is still reasonable now, does not mean there will not be dispute later. See the post below from landlord in Canada fight with HOA at FL. The headache can cause by HOA is miserable. Why risk this while there are properties wiht no HOA to select? (if your area can not find a good property without HOA, then it is different story).
