房客要终止房约

房客签了一年的房约，住了6个月修这修那刚稳定，提出又要有baby房子嫌小要break lease搬大房子， 给30天的notice， 他的deposit是不是应该不还给他，请各位有经验的地主帮帮俺， 谢谢！
