In most leases (not sure yours), the landlord need to give the

tenant 30 day notice fot not renew the lease or rent increase, just like the teneant has to give landlord 30 days notice to move out.

If you have done this you can terminate the lease for any reason as long as  "it is not discriminatory or retalitory".

If you want to increase the rent, and he do not agree, document all the conversations, then you can kick him out.
