Personal guarantee is for real. If you don't worth much, of course there is nothing to lose, thus you don't care. On the other hand, as difficult as commercial loan is right now, other than owner-occupancy, why bank would take anybody don't worth much. The risk is very real, so it worths a lot.
I know people, myself included, if could step up and over will never do personal guarantee anymore.
