1,a house is a house and is a house, it doesn't matter what you call it

2,the interest rate will be higher for investment house, so to cut off what you want to do: there is no incentive.

3,city will know or you must report if you renting out a house, so don't take chances

4,almost anythign can be solved with cash, so it is not a bad deal if you do take chances.
