应该是title insurance company保险/保证房子的title clean的那种

insures against your financial loss from defects in title to your house.If in the future, you incurred financial loss from defects in title, they woould reimburse you.They have done a title search and concluded that the title is clean and marketable, without known defects, so if in the future there is any problem with the title, it's their responsibility.
