屋顶有洞的房子买后有多少事情要做？

看了个房子，roof有个洞，我想到会有两个问题：

1。Attic上会有霉点，可能有部分房子被水泡

2。Attic里可能有松鼠等小动物要抓，不知有多麻烦。

不知一万美刀能否cover
