怎末对付国内无赖房客？

国内没有eviction，没有带枪收租。

房客拖欠房租，付也付不全，说他花了很多维修费用。纯粹欺负我不长住国内，亲友离得也远。

不小心亲戚帮我签了个多年合同，还有一年多才到期。苦闷！

各位帮忙指点一下。
