关于老龄租客的问题，急求建议，谢回复！

一个家庭，男人，女人和两个孩子外加女人89岁的老母亲来租房，收入很高，信用分数还祘不低。老人的名字在常住人员名单里，租约应该怎么写才能保护房东不致于因为高龄老人的问题将来被告，如老人在房子里摔倒致伤等等。急求建议！谢谢！
