Vegas property questions to expert

Living in Silicon valley, house here is too expensive. Forced to look for other area to get better cash flow.

Currently focus on Vegas investment property.

Questions for Vegas property expert: Which zip code do you think is better area for invest in:

89012, 89014, 89052, 89074

If none of above, which zip code do you suggest? What kind of CAP rate can I expect?
