Never get a quote from tenant

work directly with contractor(s).

Pay them directly with credit card, which has some protection.

If for any reason the job turns out lousy, you notify credit card company and hold the payment, which would force the contractor ro work with you.

Only ask tenant to pay directly the small items (<$200).

Get 3 quotes from licensed contractors for a critical job like A/C.
