求教：怎样选择房客

初次出租房子。在craiglist 上找了一个人叫Nancy Smith 帮忙出租房子。她说她是Realtor. 她找到了一个房客，并说房客很好，看了我的房子后，有兴趣租我的房子。请问，我该怎样了解房客的情况啊？
