You probably can get 3.75% or so if you call around

or even 3.675%, but the lenders closing fees may be higher or much higher, so it basically evens out.

Circle Square (see daily post) lists the lowest as 3.5%, but I'm sure you won't get it. It's baiscally marketing.

Also it depends on your loan amount, location... many other factors.

If yours is condo, the rate would often be higher still.
