lease-to-sale 问题

有人做过 lease-to-sale 吗？ 要注意一些什么？ 有什么办法保证租户最后买？如果收押金，收多少合适？我想要签买房合同和租约吧。还有什么别的文件？需要找 agent 吗？Thanks.
