哪位有经验的地主知道如何对待这样的房客和经纪?

I am away in China in the past few years and my house in US is under the care of the agent. It house was rented to a tenant for 3 and half years. The tenant moved out this May, leaving the house in very bad condition. I spent $10,000 to repair and restore it. The house was in very good condition when the tenant moved in. What made thing worse is the agent lost the initial walk-in inspection list. Can I hold the tenant or the agent repsonsible for damages?
