请问有HOA的屋主哪些行为需要事先得到他们的批准？

1。前院栽树需要申请批准吗？还是需要左右邻居签字？or both?
2。不改变房屋结构，后院砌一个BBQ台子+水池
3。不改变房屋结构，把电炉头改成煤气的。
