再问出租房的plumbing问题。地主们怎么写lease?

如果在lease上写$50for every service call, 会不会房客出了问题不给俺打电话，造成更大的破坏？应该怎么写才让房客小心， 但如果出事了赶快告诉俺？ 地主们怎么处理？
