a house built in 1936 - possible good rental return but possible

Yesterday, I posted above to ask about a $20k (estimate $5k repair cost). THANKS to all for your answers and thought.

Suddenly think of two more things

1) A*****estos

2) Lead paint

The house was built in 1936, and has had the same owner since 1950's (until now). There maybe a*****estos and lead paint issues. I am not sure if there was any government inspections since 1950's until now on this house since it has been the same person living there.

Do most of these old homes have a*****estos or lead paint issues?

What do you guys do with these issues? Hire professional inspectors before buying? Is it worth the cost to have a*****estos or lead paint removed if any?
