出租房卧室用硬木地板还是用地毯？

请问各位老大，从长远看，硬木地板和地毯哪个更适合中高档出租房? 我在想虽然硬木地板第一次投资大，但是应该方便打扫清理。 地毯容易脏，换几次价格也就上来了。 这个想法对吗？多谢建议！
