买FSBO的房子，offer价是否最好通过律师递

看上一FSBO房子，我告诉seller准备给offer， 她问我是什么样的offer，我说it will be written down and give it to you.打算请律师办。是不是象这种情况不应该口头说。

另外一般律师看合约，和卖家讲价的flat fee是多少？找了一家要$850. 网上说只要a few hundred dollers.我们在宾州。谢谢。
