我该租给谁？？

我刚买了一个TOWNHOUSE。现在有两个候选者。

1. 一个Spanish夫妇。 他们租了10年的APRARTMENT （￥900/MONTH）. 现在决定搬出到一个大一点的房子。他们没有CREDIT.但是我的TRUSTED HANDYMAN认识他们10年了。 他说他们非常干净。但他们只能7/1搬进去。而且要求新的PAINT.收入比较少。

2. 一对GIRL friend 和 BOYFRIEND。 女的镇￥10/小时。 男的￥12.95/小时。他们现在急需搬进去（多收2/3 of one month rent)。 他们的东在UHAUL上。 住在朋友家里。他们愿意付2个月租金作为押金。 同时他们说他们自己PAINT.当然他们的信用很差。女的有2010年破产。
