房子Title问题

在买Short Sale房子，等了三个月，终于要close了, title公司查出前一次settlement时,漏掉了一个前屋主,他就没转让他那分给现房主! 虽说前settlement 公司在追他签字，可这房子能买成的可能性有多大？我appraisal也做了,downpay钱也准备好了,贷款也下来了...有没有人遇到过这事?
