Counter offer遇到烦恼事

看中一个condo，下了offer之后，现在卖家返回来要求counter offer，增加了几项terms，其中有一条最扯：要求只能用卖家指定的loan officer。想请问大家，这样的counter offer要不要理？用卖家指定的loan officer有什么风险？
