背景:房客两年来前租房,professional, 不惹事,但是很计较。一年合同后,每半年续租一次。 租子始终没涨,800 元。今年四月底合同又到期,他说要结婚买房,只住到五月底。我给两个选项:第一租金不变,五月底之前做2-4 次showing 招新房客。第二按每月续租,涨10%,880 元。 他选第一。
1。只同意2次 showing, 然后拖着不回email to confirm the open house time on weekend. 我只好取消open house. 之后我不再发广告,想等他搬走再招。
2。5/27,他来email 说:
I hope the showings are going well and that you find a new tenant quickly. If you do not find someone for June 1, I was wondering if I could send you a check for $400 to stay until June 12. There has been a last minute change in our closing date to move onto our new house.
If this is not an option, I will move my stuff to storage on Thursday.
我当天回他:That's ok - I canceled yesterday,s open house anyway. Please give me update ASAP about your move out date。
3。5/30,收到他email,注意他把6/12 改成6/15: Thanks do much! I will get a check out for $400 and would like to move out on Friday, June 15.
4。今天5/31 一早,我email他: Ok. Please keep the date of 6/12 in previous email instead f 6/15 in this email.
5。今天5/31,我发完上面这个email后,看到他收到我这个email前几分钟发的又一email:
Sorry for all the confusion...we just found out we can start moving in to our new house today. My fiancée will be moving her stuff today and I am going to move my stuff over the weekend. So I will be out by Sunday night. Let me know if there is a time Sunday or Monday that would work for a final walkthrough of the apartment.

6。我给他又发一个email: Sorry to say you still need to pay $400 till 6/12. Please give me accurate date to avoid my lost and your own lost. Final walkthrough can be any day between move-out date and 6/15. Thanks.
目前他还没回email.请问我让他付400 到6/12 是否合理? 如果他只愿意付到这个周末搬走那天,我是否可以按email要求他付到6/12? 他五月的房租是以前交的last month, 我手里只有800 元的deposit. 各位遇到这种情况如何处理?多谢!!!
