1. Add a sliding door for the 2nd floor bath rooms to prevent splash or leaking to the first floor ceiling. Money spent will prevent spend more to repair leaking and damage the original ceiling.

2. If the property is in a not that good area, add a lock to the air conditioning compressor to prevent freon to be stolen. It is a subtitude of drugs.

These are from landlording experience, really.
