EVICTION is a long, complicated, and exhausting process. During this period, the chances for you to continue collecting rent are close to zero. I think that you have just picked up a hot potato now. If you really want them to leave, maybe you can try to give them good reason (renovation) and INCENTIVE to leave.  Of course, you need to let them know that you will bring them to the court if you don’t leave on time. This is called carrot and stick! Good luck.
