今天上贴请教, 各位一致认为我LG的心水房投资简直是"送钱", 我惭愧不已, 今天正好有OPEN HOUSE, 就去看了, 原来这是一个4单元的出租楼, 分别有3个两室1厅和1个3室1厅, 以下是详细资料: 

所有租金收入: $67104/年

要价: $905,000 (市场价, 没有显著底于市场价值),涨价前景不知道 (在弯曲)

(净收入))房租总收入减花销为: $45864/年

如果当$40万, 那么

30年固定利率,收入为: +$1447/月

15年固定利率, 收入为: +$365/月

 

这是好投资吗? 今天看房的可是乌央乌央的, 老中和老白为主, 居然还有讲西语的老墨!难道市场大好了吗???
