如何处理下一个lease

房客说签下一个10月lease, 但提出若提早终止lease, 给提前50天的notice,不付任何罚金，就可走人。

这好像跟month-to-month lease 没啥区别？？ 不知各位有何高见？？ 先谢谢了！

租客是印度人。
