Elk-grove: Info and experience need

A friend is buying in Elk Grove. His project momthly net income is just $2-300. House price is 250k, short sale.

It sounds a bad deal to me.

Some have told me Elk grove was not bad, and a friend told me that his friend said it was very bad and should never touch it.

Could you please share youw experience with us?
