cap rate至少为多少才值得投资？

For example, the average home price in Plano in the last ~10 yrs changed from 175k to 200k, at an annualized appreciation raye of ~1.4%, way below inflation. That was 10 years for a city that was devolved in the past 15 yrs or. The annual appreciation rate for older cities such as Richardson is much worse ~0.59%
