you will receive a cashier's/certified check, the amount is more than what you asked for. then you deposit it and the bank will honor it, and the tenant will ask you to refund the extra money to the moving company etc. so you did, only to find out later from your bank that the certified check is fake, but it's too late for you to cancel your check.
not everyone is aware of this kind of scam so there's always victims. although it's an old trick. i have seen that a few times, and each time they are from England! Or they claim so!
